LOT CREATION USING TIE LINES

Hey Again,
I am trying to create a lot which I know how to do, no big deal. The kicker is, this backline of this parcel borders a brook. Is there any way to create a lot file so it reads me the area to the brook (which curves every which way in 10-20 foot segments, were the field crew took the shots.) but, will give me the geometry of my tie line? In the past I've always created my lot file to the tie line so I can map check it, then manually did my area calcs and updated the parcel label appropriately. Is there a more efficient way to get from point A to point B than the way i'm going?

P.S. What I mean by "manually" doing my area calcs is simply area by interior point, having a few layers frozen, and just a click away. Don't want to get anyone alarmed. :wink:
